What is mudjacking? Mudjacking is a concrete leveling method in which a grout is injected underneath settling concrete slabs in order to lift them back to their original level. Mudjacking is a cheaper alternative to replacing concrete. This method was introduced in 1929 and used by the Iowa Department of Transportation for commercial purposes. Today, companies are using mudjacking to raise concrete surfaces for residential, industrial and commercial projects.
Traditional mudjacking is a concrete leveling method that involves drilling several holes into the concrete. The holes are strategically placed, usually two to four feet apart, depending on the slab. A mixture of dirt, water, and cement are pumped through the holes, filling voids underneath the slab. The concrete is lifted back to its desired height. When the lifting is finished, the holes are patched and the site is cleaned up. The equipment is removed, including the mudjacking truck.
Why Does Concrete Settle?
Settling concrete is caused by several factors, such as:
Hot and dry weather conditions are the major cause of soil shrinkage. The soil beneath the concrete slab dries due to lack of moisture. When this happens, the interior walls of your home may settle and eventually lead to drywall cracks.
Homes and buildings with plumbing lines underneath the concrete slab may leak and cause the soil to be washed away from under the slab. This process causes a void to form under the slab.
Soil that is not properly compacted can consolidate beneath the slab and form a void. This process makes the slab susceptible to cracks and settlements into the void.
Maturing Trees and Vegetation
Trees, shrubs, and other vegetation in close range of a home can lead to settlement. As trees mature, their root system continues to expand. This can dehydrate the soil underneath the foundation and lead to settlement issues.
Unstable Levels of Moisture Content
Fluctuating moisture content within the foundation soil can cause damaging settlement. Excess moisture can damage the foundation by weakening the soil and reducing the ability to support the foundation. Soils with low moisture levels can lead to soil shrinkage.
